Also, please note that we are waiting for the current tenant to move out. After they move out, we need to spend 2-3 weeks renovating the apartment. Thus, we believe that it will become available about the end of January. We will have more definite dates when the tenant is able to move out.

Because of this situation, we cannot guarantee any move-in date at this time. We cannot also show the apartment because the tenant has not moved out and it has yet to be renovated. Therefore, we are taking applications for pre-approval purposes. If the qualifications are met, we may be able to show the other tenant.

This is one of two units in a duplex apartment building. It shares the building and driveway and the front and back yards with the other unit, but has a separate mail box, entrance, and living spaces.

Inside, there is a traditional layout. The first floor has the living room, kitchen, laundry room, and a quarter bathroom (toilet and faucet). The second floor has three larger bedrooms and two full baths.

There is one detached garage but it is shared with the other tenant. There is no divider in the garage for the two tenants. The current tenants mostly use it for the storage of personal items.

Up to 2 cars can be parked in the driveway, front and back.

We have a no pets policy. If it is well potty-trained and gentle it may be permitted with pet deposit. Some breeds are not accepted by the insurance company. Please check when applying.

Qualifications:

We qualify prospective tenants on the usual factors: Credit score/history, income/job, savings/checking balances, and past rental history. There is no hard and fast rules but the numbers have to line up.

We cannot use verbal assurances like, “I have a lot of cash that’s not in the bank” or “My job pays me $5,000 a month.” We have to see documents which means your pay stubs, bank statements, credit bureau report (a credit card company form is o.k.), and the rental history provided by a third party service.

So when you submit your application, you must also provide copies of:

  • Your most recent 2 pay stubs
  • Your most recent bank statements
  • Your ID / Driver’s License
  • If any, your bank/Credit card statement showing your credit score
  • If any, your credit score/report

There is an application fee of $30 per family and $30 per each qualifying adult. You may submit the application and documents before paying the processing fee for a quick preview.

If one person is not sufficient to qualify, multiple adult members of the family can apply together.

When multiple adults are applying, each person has to fill out a form. If any information is repeating, only the main applicant need to write it in. The others can write, “Same” on the form.
